DISTRESSED REAL ESTATE BOOT CAMP ($1,297) – Attendees of the Distressed Real Estate Boot Camp receive the home study course (worth $997) for FREE. All attendees of the Distressed Real Estate Boot Camp also receive one FREE 30 minute telephone mentoring session with Lex and 1 month of email support FREE. All graduates of the Distressed Real Estate Boot camp are eligible to split deals 50/50. You will find wholesale deals using the methods that you learn in the boot camp and we will sell your wholesale deals to cash investors. All profits will be split 50/50.

PRIVATE MENTORING PROGRAM ($9,997) – Private Mentoring Program students attend the Distressed Real Estate Boot Camp (worth $1,297) for FREE. Private Mentoring Program Students also receive the Home Study Course (worth $997) for FREE. All Private Mentoring Students also receive 3 months of telephone support for FREE and 3 months of email support for FREE. In addition to all of the above benefits, Private Mentoring Program students get 16 hours of hands on training with a Private Mentoring Coach. Private Mentoring Program sessions are 2 hours long and there is one session per week. The duration of the program is 8 weeks at which point you will have received a total of 16 hours of one on one Private Mentoring with your coach. You are expected to spend the time in between mentoring sessions looking for deals and reviewing and practising what you have learned in the mentoring sessions. In order to get the most value out of the Private Mentoring Program you should be prepared to spend considerable time looking for real estate deals in between the private mentoring sessions. Then you will be able to review these deals with our coach. This is the best type of training that you can get. Hands on training, in the field with your coach teaching you. Private Mentoring Program students are eligible to attend the Distressed Real Estate Boot Camp for FREE and are also enrolled in the 50/50 Partnership Program For Free. Select Private Mentoring Program students may be offered the opportunity to become Private Mentoring Coaches in the future if they demonstrate leadership ability, knowledge, experience, diligence, and are prepared to work full time in real estate. VIP MENTORING PROGRAM ($19,997) – VIP mentoring includes all of the benefits of the above programs but the 16 hours of training is one on one with Lex Levinrad as your Private Mentoring Coach. VIP Mentoring Program Students will receive all of the benefits of the Private Mentoring Program outlined above and in addition to this will also receive 1 year of telephone support for FREE and 1 year of email support for FREE. VIP Mentoring Program students receive FREE access to ALL real estate events during the 1 year VIP Mentoring Program. This program offers the most intense interaction and training with Lex for individuals that are interested in making wholesale real estate their full time career. We reserve the right to reject any candidate for any reason.

As a graduate of the Distressed Real Estate Boot Camp you will be able to "partner" with us on any deal (limited to Miami Dade, Broward, Palm Beach and St Lucie Counties in South Florida)


You will find a deal using the methods that we teach you and put the house under contract

We will check to make sure that your deal meets our guidelines

We will help you sell your deal to another investor that is a cash buyer
The difference between your original contract price and the end buyers contract price will be split 50/50 (after closing costs). Please note that we will not go to the house to review the deal unless you are in the Private Mentoring Program. If you would like us to inspect the house the cost will be $150. All deals are submitted via email.



1. The deal must be located within Palm Beach County, Broward County, Miami-Dade County or St Lucie County

2.You must use our preferred Title Company (Independence Title) for preferably both transactions. The B to C transaction MUST be at Independence Title. There are no exceptions to this. You must be able to put up an escrow deposit of at least $1,000 with the sellers Title Company. You must put your name and the words "trustee" after your name on the contract as the buyer. We will not wholesale your deal to cash investors if your contract is not worded correctly. You must be willing to form a Land Trust with us and designate our company as 51% beneficial interest in that Land Trust (we set up the Land Trust). You must sign a joint venture aggreement that indicates that you agree to the terms of the 50/50 split. We must approve the deal and it must be a valid wholesale deal at no more than 65% of ARV. We are only going to agree to help you sell a deal if the deal makes sense to our buyers and cash investors. It might make sense to you but if it does not make sense to us then we will not partner with you on helping you sell the deal. We will not partner with anyone that is not enrolled in the 50/50 Partnership Program. We will not market any deal unless you are enrolled in the 50/50 Partnership Program and we have a beneficial interest in the deal.

3. You will be paid at the closing table when the end buyer pays and closes. The profit will be split 50/50 after all closing costs and fees.

4. You have to use our system to calculate comps, ARV, repair and rehab estimates, and offer price. We will not use any criteria for evaluation other than our own. If you have not attended the Distressed Real Estate Boot Camp or the Private Mentoring Program then you will not know our system and you might find it difficult to find deals that meet our criteria. We will not partner with you if you have not joined our 50/50 Partnership Program. We use Sitexdata for comps and you must use the same comps that we do so that we are both on the same page when we analyze a deal.

5. It is going to take hard work to find a deal that meets our stringent criteria. And there is a learning curve. But if you are diligent you will find deals.

6. Deals must be submitted to us exactly as specified at the Distressed Real Estate bootcamp and or the 50/50 Partnership Agreement Forms. There is no telephone support. Telephone support and meeting you at the property are reserved exclusively for Private Mentoring Students.

ABSOLUTELY NO CONDOS, NO DUPLES, NO TRIPLEXES, NO MULTI-FAMILY NO TOWNHOMES, NO HOA's. We will only consider deals that involve entry level single family homes at the lower tier levels of the rental market (but not the lowest). Most of the houses are in the price range of $30,000 to $90,000. We also avoid high crime areas and so called “war zones”  so we will reject those deals as well. We reserve the right to reject any deal based on our own criteria. We do not need to explain to you why we are rejecting a deal.
