The Distressed Real Estate Boot Camp is held in numerous locations throughout the United States. The boot camp is a 3 day event that covers all of the basic information that you will need to begin investing in distressed real estate. Can you explain the Partnership Program and how it works?
The partnership program is available to all graduates of the Partnership Program, Private Mentoring Program, Group Mentoring and Real Estate Coaching Program with Lex Levinrad. There is no other program like this in the entire country. We teach you how to find wholesale deals at 65% or less of after repair value. Then we sell your deal to a cash buyer that is looking for a great deal (Florida only). We provide all of the cash to fund your deal and we coordinate the double closing for you. You do not need any cash because we provide you with transactional funding. All profits are split 50/50 net of closing costs and transactional funding fees. Please note that we only do this for deals in the State of Florida.
How does the transactional funding program work?
We can fund your purchase on an A to B closing on a Florida property with transactional funding for a fee of 2% of the purchase price and a processing fee of $495. There is a minimum transactional funding fee of $1,250. In order for us to fund your deal you need to be enrolled in our Partnership Program or Private Mentoring Program or any other real estate coaching program. Can I use any title company for my real estate closing?
You can use the seller’s or the banks title company for the A to B closing although it is easier if you use our approved title company for both double closings. However you must use one of our approved title companies for the B to C Closing. Remember the deal must be located in the State of Florida. Please see the following link for more info:

Do you offer transactional funding in all 50 states?
No we do not offer transactional funding in all 50 states. If you are enrolled in our Partnership Program or Private Mentoring Program and you have your B to C closing at one of our approved title companies we may consider funding your deal. Usually we only offer funding for deals in Florida that fall within the guidelines of the Partnership Program which is taught at the Partnership Program Orientation Session and at the Distressed Real Estate Boot Camp.
Why can we not partner with you on deals outside the State of Florida?
Most of our cash buyers are located in Florida. If you want us to find you a buyer for your wholesale deal then most of our buyers are looking for Florida properties. Additionally most foreign buyers of U.S real estate are primarily interested in Florida properties. Our preferred title company is based in Florida. We utilize Florida Land Trusts for all of our properties and we like to physically inspect all properties that we loan on. For all of the above reasons we prefer to deal only with properties in Florida
How will the Partnership Program and Boot Camp help me if I don’t want to look for Florida properties?
The system that we teach our students will work in all 50 states. If we can teach you how to find great wholesale deals then you will be able to apply these principles regardless of which town or city you are located in. The education that you will learn at the Distressed Real Estate Boot Camp will be invaluable in giving you the necessary tools to be successful. Many of our students are interested in rehabbing and landlording and the principles that we teach you at the boot camp will be priceless. Other students want to wholesale and learn how to wholesale which we will teach you too.
If I want Lex as my Coach do I have to come to Florida?
Yes, Lex will only coach in Florida. The principles that you will learn will Lex will apply regardless of which town or city you apply them in. Lex will not travel for coaching.
What is the difference between the Group Mentoring, Private Mentoring and Coaching with Lex?
Group Mentoring is held on 4 consecutive Saturdays usually approximately one or two months after the boot camp. Private Mentoring is taught by one of our coaches that will come to you and includes one on one coaching as well as phone support. Coaching with Lex includes one on one coaching with Lex as well as direct phone access to Lex and email support with Lex.
