Our Student Chris Has Made 3 Million Dollars Flipping Houses

Chris came to the U.S. from Brazil. He wanted to get into real estate but didn’t know where to start. After attending one of our Real Estate Investment Club meetings, he decided to sign up for the Fixing and Flipping Houses Boot Camp.

We have another Fixing and Flipping Houses Boot Camp coming up this weekend (Friday March 27 to Sunday March 29). Seats are very limited and may already be sold out. When Chris attended his first boot camp we discussed his goals and what he was looking to achieve with real estate. He wanted to buy rental properties and build wealth. Chris started working with me one on one as a coaching student shortly thereafter. He had to make a significant investment into private coaching. To pay for the coaching, he enlisted the help of three friends and agreed to split the profits on all deals until they were paid back. That was a unique way of paying for coaching but it worked!

Chris wanted to buy a rental property as soon as possible. At the bootcamp, I showed him a house that I owned where the tenant had recently moved out and left the house in bad shape. The flooring needed to be redone, cabinets needed to be fixed and bathrooms needed work. I offered to sell him the house with seller financing with a low down payment.

He decided on the spot to buy the house. This house was located in Okeechobee, a rural area about an hour West of Palm Beach. Chris bought his first house in Okeechobee without knowing anything about the area. He drove out, inspected the property, found a local handyman, and jumped in head-first. He learned through doing, and just as importantly, learned what not to do—like the time he almost bought a condemned property without title insurance. Coaching with me saved him from that mistake and many other mistakes – as he mentions in this video which was taken at the Fixing and Flipping Houses Boot Camp.

In his first year, Chris focused only on buying rentals to build cash flow. In his second year, he focused entirely on fix-and-flips so he could learn renovation, budgeting, and retail-quality rehabs. In his third year, he wanted to source his own deals, so he worked as a dispositions manager for our wholesaling operation, learning how to negotiate, talk to sellers, and market and sell deals.

Now Chris runs multiple renovation crews, rehabbing 6 houses at a time. He works on several projects, buys and sells one or two fix and flips every month. He also now teaches my students how to renovate and manage contractors. He’s done 70+ fix and flips, owns 13 rental properties and has wholesaled (flipped) more than 80 houses. Since joining our coaching program he has worked on close to 200 houses and has generated a profit of over $3 million dollars.

Chris now helps me with our coaching students for fix and flips and rehab projects. Our crews have helped  many of our coaching students who need a crew for fix and flips and rentals. If you are looking to do your first fix and flip, having someone beside you that knows what they are doing that you trust is critical. This is the advantage of being in my real estate training program.

One of the biggest takeaways from his journey is that your strategy must match your personal situation. There is no “one-size-fits-all” in real estate. Coaching is about guidance, personalized strategy, and avoiding costly mistakes. That is the most important part. Understand that you don’t know what you don’t know and learn from someone who has the experience to guide you. That is the benefit of having a mentor.

The community matters too. Many coaching students stay connected, share ideas, become friends, partner on deals, JV, and co wholesale (flip) houses together. They eat lunch together at events, help each other with contractors, and become close friends. Support, collaboration, and proximity accelerate success. But this must be done with guidance which is why you need someone with experience to guide you.

Chris is proof that it’s possible to come from another country, start with no credit, no local network, no experience, and build a multi-million dollar real estate business by taking action, staying coachable, and surrounding yourself with the right people.
