At the Airbnb and Short Term Rentals Boot Camp™, you will learn how to buy your first Airbnb at a discount by using the Buy, Repair, Rent and Refinance Method (commonly referred to as the BRRR method).

Lex will show you how to manage listings, and how to use different software tools and platforms that you can use to automate listing management. Learning how to identify and find the right property that will work as an Airbnb and how to not overpay for the property and to buy it at a discount from a motivated seller is very important. This is the most challenging part for new real estate investors. That is why Lex considers this an essential skill to know. The most important concept with buying any property (including an Airbnb) is that you cannot overpay. If you are going to be profitable you will need to learn how to buy the right house at the right price. You need to learn how to be able to find good deals at wholesale prices (50 to 60 cents on the dollar). This is an essential skill as a real estate investor because regardless of whether you want to flip houses, fix and flip houses or keep houses as rentals or Airbnb’s, you still need to be able to know how to find houses.
If you don’t know how to find houses, you will be reliant on wholesalers to bring you deals, and you will pay a very hefty premium for every house that you buy. Wholesaler’s mark up deals by $40,000 or more so learning how to find deals yourself can save you a lot of money as an investor when you buy. That is why it is considered a core essential skill in our real estate training program. Being able to estimate repairs and know how to calculate a repair estimate is also a core essential skill that you need to know.
