Are You Still Cold Calling For Motivated Sellers?


A lot of people ask me my opinion on cold calling. Cold calling in real estate is dead and I’m going to tell you why.

New regulations inside the State of Florida have essentially made reaching out to the public very difficult for you. Between the Telecommunications Privacy Act and the new Florida Act that went into law last July, you basically cannot be soliciting people directly so I’d prefer to see you focus on incoming leads.

Focus on things like direct mail, pay-per-click, and Facebook ads. That way you have sellers finding you instead of you finding sellers.

You’re going to find two things when you do this:

#1 – You’re going to be completely in compliance with the law.

#2 –  You’re going to get a much higher quality lead.
