At the Buying Rentals and Building Wealth Boot Camp™, you will learn how to buy your first Section 8 rental property at a discount by using the Buy, Repair, Rent and Refinance Method (commonly referred to as the BRRR method).
Lex will teach you how to calculate Fair Market Rents that HUD will pay for Section 8 Rentals. And he will teach you how to use our buy, repair, rent and refinance calculator to identify the potential profit on any rental you are thinking about buying.
Lex will teach you how to repair the property and how to rent it to a Section 8 tenant. At the Buying Rentals and Building Wealth Boot Camp™ you will go on a bus trip to a rental property of one of our students.
You will learn the mistakes to avoid and how to maximize the profit potential of your rental properties to generate as much revenue as possible. Some of our students have transitioned from Section 8 Rentals to Airbnb’s and are now generating $140,000 per year from just one Airbnb. Lex will teach you how to do this. At the Buying Rentals and Building Wealth Boot Camp™ you will learn how to find and identify potential rental property opportunities. You will also learn how to analyze potential markets for a rental property and how to learn your target markets, sub divisions and zip codes to find markets that will be profitable and will give you positive cash flow.
Lex will show you how to manage tenants, and how to handle repairs, maintenance, evictions and more so that you manage your rental properties effectively.
Learning how to identify and find the right property that will work as a rental and how to not overpay for the property and to buy it at a discount from a motivated seller is very important. This is the most challenging part for new real estate investors. That is why Lex considers this an essential skill to know. It is one of the core skills that you need to learn as a real estate investor. You will learn why this is so important for you to understand at the Buying Rentals and Building Wealth Boot Camp.™
The most important concept with buying any property (including a rental) is that you cannot overpay. If you are going to be profitable you will need to learn how to buy the right house at the right price. You need to learn how to be able to find good deals at wholesale prices (50 to 60 cents on the dollar). This is an essential skill as a real estate investor because regardless of whether you want to flip houses, fix and flip houses or keep houses as rentals or Airbnb’s, you still need to be able to know how to find houses.
If you don’t know how to find houses, you will be reliant on wholesalers to bring you deals, and you will pay a very hefty premium for every house that you buy. Wholesaler’s mark up deals by $40,000 or more so learning how to find deals yourself can save you a lot of money as an investor when you buy. That is why it is considered a core essential skill in our real estate training program. Being able to estimate repairs and know how to calculate a repair estimate is also a core essential skill that you need to know.
