In this video I am with our coaching student Davidson in Lehigh Acres, Florida at his first fix and flip. This house was a short sale that was listed on the MLS for $155,000. People always ask “how did you find that deal”? In this case it was sitting right on the MLS!
Davidson purchased this house for $145,000 and I loaned him $130,000 (he is a coaching student of mine).
The ARV on this house is $269,000. Repairs will be around $35,000. There should be a nice spread for a fix and flip to make a good profit of around $45,000. Davidson might decide to turn this into an Airbnb since he can get around $300 a night for it with that model.
