At the Fixing and Flipping Houses Boot Camp™, you will learn how to buy the right property at the right price. To fix and flip houses successfully, you need to be buying houses at deep discounts to market value. When you fix and flip houses, you make your money when you buy so it is imperative that you do not overpay

When you fix and flip houses you have many holding costs including interest, property taxes, and insurance, as well as the cost of repairs, material and labor. You have to know how to estimate your profit potential on a fix and flip and you do this by understanding the After Repair Value (ARV), the Repair Estimate, and the Maximum Offer Price. 

You will learn how to estimate After Repair Value (ARV) using comparable sales so that you know how to calculate what a house could be sold for. You will learn how to look at the sold comps, MLS listings and current inventory in order to anticipate what you could conservatively sell a house for after it has been repaired. This is called the After Repair Value (ARV).

Lex will show you how to calculate your potential profit on a fix and flip by using our proprietary Fix and Flip Calculator which we call the Rehab Property Calculator™. In order to use this calculator you will need to learn how to create and calculate a repair estimate and have a good understanding of how much it will cost to repair a house. 

Lex will teach you at the boot camp how to review and estimate major rehabs and minor cosmetic rehabs. He will explain to you how to break down the repair estimate into material costs and labor costs. 

On Saturday, Lex takes you on a Bus Trip to Home Depot where he goes aisle by aisle with you reviewing the materials that he uses in his rehabs. He shows you the difference in materials for lower end Section 8 Rentals and the materials that he uses in higher end fix and flips. By completing this exercise you will have a very good understanding of what materials to use, and how much materials cost. This will help you in estimating repairs on rehabs. 

The other component of the repair estimate is labor costs. Lex will show you how to identify what your labor costs would be when using contractors and sub contractors and how much you should pay. Armed with this knowledge, you will be able to accurately estimate how much it will cost to repair a house and you will be able to use this information to plug it into the Rehab Profit Calculator™.

Many of my students now fix and flip houses for a living. Learning how to fix and flip houses and how to calculate a repair estimate is an essential skill to know. It is one of the core skills that you need to learn as a real estate investor. I will teach you why this is so important for you to understand at the Fixing and Flipping Houses Boot Camp.™

The most important concept with fixing and flipping is that you cannot overpay. If you are going to be profitable you will need to learn how to buy the right house at the right price. You need to learn how to be able to find good deals at wholesale prices (50 to 60 cents on the dollar). This is an essential skill as a real estate investor because regardless of whether you want to flip houses, fix and flip houses or keep houses as rentals or Airbnb’s, you still need to be able to know how to find houses. 

If you don’t know how to find houses, you will be reliant on wholesalers to bring you deals, and you will pay a very hefty premium for every house that you buy. Wholesaler’s mark up deals by $40,000 or more so learning how to find deals yourself can save you a lot of money as an investor when you buy. That is why it is considered a core essential skill in our real estate training program. Being able to estimate repairs and know how to calculate a repair estimate is also a core essential skill that you need to know.
