One of the best ways to learn how to get started wholesaling real estate is to be a bird dog (deal locator or deal finder). When you are a bird dog, your goal is to find wholesale deals for other investors. You get paid a fee for finding those deals. I started out as a bird dog and worked for 2 years for my mentor and his partner before I started working for myself. I think it’s hands down the best way to learn without risking any of your own money or credit. Once you know what you are doing, then you can start wholesaling deals directly to your own cash buyers. But when you are starting out, I recommend you do what I did and learn how to locate deals for other investors. It’s a great way to learn since you risk nothing and learn very quickly what investors do and don’t want. If you identify what investors are looking for, then you will get better at finding wholesale deals. Learning how to find deals, and getting paid for finding deals is a great way to learn.
