HOME DEPOT BUS TRIP
On Saturday morning I take all of my students on a bus trip to Home Depot. We go aisle by aisle reviewing all of the materials that I use and recommend when rehabbing a house. I cover tile, carpet, laminate flooring, drywall, kitchens, bathrooms, paint, countertops, backsplashes, appliances, and more with my students. The main goal is to make sure that you understand how much materials cost. I provide everyone with a material “cheat sheet” that allows them to purchase the exact same materials that I do.
MATERIAL AND LABOR COSTS
Armed with what you learned at the Home Depot Bus Trip, I teach you how to estimate repair costs, and how to understand costs of labor, quotes, and estimates, for subcontractors and contractors. I teach you how to put the material and labor costs together in order to be able to understand a labor and material cost estimate. This is very important if you are going to be estimating how much it will cost to fix a house. If you are buying houses at a discount, then most of these houses will need substantial repairs. As an investor, you will need to know how to estimate these repairs quickly.
Regardless of whether you are fixing and flipping houses, buying rentals to hold long term, or investing in Airbnb’s, you have to know how much it will cost you to repair the house. And you need to know this BEFORE you buy the house. Often you will not have a lot of time to estimate and submit an offer so you need to learn how to do this in 15 minutes or less.
BUY REPAIR RENT & REFINANCE
This is one of our most popular classes and how many of our students became millionaires. We teach you how to buy houses below market, repair them, rent them out, and then refinance the loan. If you do this right, you can buy houses with no money down. This is the fastest (and easiest) way to create wealth.
ESTIMATING AFTER REPAIR VALUE
If you are going to fix and flip, or even if you are buying a rental or Airbnb, you MUST know what the house will be worth after it has been repaired. This is known as the ARV or After Repair Value. I teach you how to calculate this and how to use comparable sales comps, the MLS, past sales, and inventory levels to estimate what the ARV is.
REHAB PROPERTY CALCULATOR
I show you how to take the ARV and the Repair Estimate and how to calculate your Maximum Offer Price which is the highest amount you are willing to pay to buy a house. I show you how to use my “Rehab Property Calculator” to estimate how much profit you can generate on a purchase of a house. This calculator takes all costs into consideration including, closing costs, points, fees, insurance, holding costs, interest, repairs, and commissions. Learning how to use this tool will make you confident in understanding how much to offer on a property.
LONG TERM RENTALS & SHORT TERM RENTALS (AIRBNB)
I teach you how to buy properties at a discount and then repair these properties and rent them out to tenants using the long term rental strategy. I show you the pros and cons of using Section 8 for rental properties. Then we compare that with short term rentals (Airbnb) and I show you how you can make 3 times as much money using the Airbnb strategy. You will see actual case studies of our students using this strategy at the boot camp.
