At the Real Estate Bird Dog and Partnership Program™, you will learn and understand what wholesaling is, how wholesaling works, and what wholesalers do. The goal is to teach you how to find houses, how to become a wholesaler and how to flip houses. We do this by providing you with a 63 module video training program called the Real Estate Bird Dog Training Program. We also give you access to our Partnership Program included with your training.
The way that we teach you is by showing you how to identify deals by becoming a deal finder (bird dog). Learning how to find deals for other investors is the best and easiest way to learn because you can get paid for finding deals without risking any of your own cash or credit.
Lex will show you how it’s possible to flip houses without using any of your own cash or credit. He will also explain to you why when you start learning how to flip houses the easiest way to get started is by being a bird dog (deal finder) and locating deals for other investors.
As you gain experience flipping houses, you will be able to build up your cash buyer’s list and have more investors to flip houses to. At this point, once you are flipping houses, and have flipped many houses, you will be able to build up your confidence in knowing that you can make a living flipping houses. At this point you can become a full time wholesaler and quit your job and flip houses for a living (if that is your goal).
Many of my students are now successful wholesalers. Learning how to flip houses to other investors is an essential skill to know. It is one of the core skills that you need to learn as a real estate investor. I will teach you why this is so important at the boot camp.
The most important concept with wholesaling to understand is that you need to learn how to be able to find good deals at wholesale prices (50 to 60 cents on the dollar). This is an essential skill as a real estate investor because regardless of whether you want to flip houses, fix and flip houses or keep houses as rentals or Airbnb’s, you still need to be able to find houses. If you don’t know how to find houses, you will be reliant on wholesalers to bring you deals and you will pay a very hefty premium for every house that you buy. Wholesaler’s mark up deals by $40,000 or more so learning how to find deals yourself can save you a lot of money as an investor when you buy. That is why it is considered a core essential skill in our real estate training program.
Lex will teach you how to find deals yourself, so you are not dependent on anyone else (including other wholesalers) to find deals. Deal finding is the number one most critical and essential skill that you must learn as a new real estate investor in order to be able to flip houses to other investors for a profit.. Learning how to market to motivated sellers, and how to buy houses from distressed and motivated sellers who are in foreclosure or delinquent on property taxes, or who inherited a house or need to sell their house fast for cash is important in order to have a steady pipeline of deals and houses to buy and flip.
To be able to identify good deals, and to know how much to offer on properties when you are talking to sellers and listing agents, you need to have a very good understanding of comparable sales and After Repair Value (ARV). This is an essential skill for you to learn in order to be able to estimate what a house could be worth and sold for after it has been fixed up. Investors will want to know this information.
You also need to have a good understanding of repair estimates, labor and material costs. When you flip houses, the person you are flipping the house to is a rehabber who buys fixer uppers. They are going to want to know how much it will cost to repair the house. As a wholesaler, you will need to know this information in order to communicate with other investors and to be able to flip houses to them. If your goal is to keep the house and you want to fix and flip the house, or keep it as a rental or Airbnb, you will still need to know how much it will cost to repair. You cannot rely on calling a general contractor for an estimate (Lex teaches this in detail at the Fixing and Flipping Houses Boot Camp). Without knowing how much it will cost to repair the property you cannot make an offer on any property. That is why understanding the repair estimate is another core essential component of my real estate training program.
Lex will teach you how to put these concepts together so that you know how much to offer on a property. He calls this the maximum offer price. He will show you how to calculate the potential profit and what you can expect to make flipping a property to another investor, and he will show you how to use the Rehab Property Calculator to calculate the potential profit for fixing and flipping the property or keeping it as a rental.
At the Wholesaling Real Estate Boot Camp™, Lex will spend three days with you, teaching you how to find houses and how to buy houses directly from distressed and motivated sellers. He will also show you how to market to homeowners in foreclosure, delinquent on property taxes, inherited properties, vacant properties and more. He will also teach you how to buy and flip any property including pre-foreclosures, foreclosures, short sales, HUD Homes, Fannie Mae Homes, and Freddie Mac Homes. You can flip any type of property (on market and off market) and Lex will teach you how to do this at the Real Estate Bird Dog and Partnership Program.
You will be provided with proven scripts for talking to motivated sellers and scripts for talking to real estate agents. You will also learn negotiation strategies and overcoming obstacles when talking to sellers and how to get your offers accepted.
The 3 day Wholesaling Real Estate Boot Camp™ is hands-on and practical, with live deal evaluations on on market and off market properties, and real-world case studies from our students.
