Consider that all bank loan money at 80% of the value of the property. If you as a private lender loan money at 65% of the value of the property then your investment is substantially more secure. What kind of return does a private mortgage offer?
We pay a fixed interest rate of 10% interest. All interest payments are paid monthly and are automatically mailed to you directly from our bank.
What is the minimum investment?
The minimum investment is $25,000.
What is my security collateral?
The property is your collateral. You are secured by a recorded first mortgage on the property. As a private lender you will get the following documents which will be prepared and reviewed by our attorney (we pay all costs).
What is the loan to value (LTV) ratio?
You will lend no more than 65% of the after repair value (ARV)
Assume a house is worth $100,000 and is in move in condition. As the lender, you agree to loan $65,000 which is 65% LTV. We pay you 10% interest on the $65,000 which is $6,500 per year. We pay monthly interest payments. In this example $6,500 divided by 12 results in a payment of $541.67 per month.
What kind of properties do we buy?
We only buy single family homes. We do not buy condos, duplexes, triplexes, multi family or land. We only buy single family homes that make good rental properties. Your investment will be secured by a single family home.
Do we pool funds?
No, we never pool funds. Your investment is secured by one property. We only have one investor per property. We NEVER pool funds. You receive a first mortgage on the property and you will be listed as a lender in public records and on the mortgage and promissory note. If you would like to loan on more than one property then you will have a separate mortgage and promissory note for each property.
What is the term of the private mortgage?
Typically our private mortgages are 24 months or 36 months. We can extend up to 60 months.
Do you send the money directly to us?
No, you will be wiring your money directly to our title company (Independence Title) or our attorney.
Can you use your own attorney?
Absolutely, we will pay all attorneys fees to have your attorney draw up the mortgage and promissory note and we can also have your attorney handle the closing.
Where are the properties located?
The single family homes that we purchase are located in South Florida between Miami and Port St Lucie. Most of the houses that we specialize in are entry level first time home buyer homes. These homes typically sell for between $30,000 and $75,000 depending on the area.
