There are pros and cons to both jobs.
A wholesaler gets a house under contract, he can then go out to the general market and find top dollar for that deal.
The negative to that is they’re not going to get, the support and everything else they can get when they are working with one specific investor.
When I started out, I started as a bird dog, finding deals for my mentor Ben. I did that for a good 2 years before I went off on my own.
Sometimes having the backing of someone that you know has the cash and that can close is very powerful. They are giving you guidelines of what they’re looking for, and all you need to do is go out there and find it for them. That’s the major difference between a wholesaler and a bird dog.
