Fix and Flip House After Repairs


In this video I show you a fix and flip house after the repairs have been completed. This house is going to be listed on the MLS for sale for $129,900.

This house is a 2 bedroom 2 bathroom house that is around 900 square feet (under air). The house was initially purchased for $60,000 and the repairs including the cost of installing the central air cost approximately $20,000.

The air conditioning installation cost was $4,700 and the interior renovation cost was a little over $15,000. That works out to be around $17 per square foot for the interior renovation.

This house is in a lower quality class C neighborhood and we were initially concerned with being able to find a first time home buyer that would be approved for a mortgage. Ironically we had more buyer interest on this little house than we have had on many of our other MLS listings in better quality neighborhoods.

The color theme is grey, white and silver. We use grey laminate flooring that we purchase from Home Depot. The exact laminate flooring that we used on this house is called Coastal Oak and cost just $1.89 per square foot. Here is a link to the flooring that we used on this house:

The cabinets are white with silver handles. The counter top in the kitchen is white quartz and we also use the same white quartz on the bathroom counter top. The appliances and sink are stainless steel. The appliances cost around $2,000. You can see the exact appliance package that we used on this house here:

For the cabinets, we prefer to use solid wood as opposed to the Home Depot or Loews cabinets which off the shelf use engineered woods like particle board. If you locate a local kitchen cabinet company, they will come out to the house and measure your kitchen and counter top. You can order solid wood cabinets for $500 more than the off the shelf Home Depot cabinets but they will look way better and you won’t have to worry about measuring out your kitchen or purchasing the wrong cabinets. They will deliver the cabinets to the property, and you can have your crew install the cabinets. Many kitchen companies will also do the granite or quart counter top for you as well.

The back splash that we use is from Home Depot and the bathroom tile is from Home Depot as well.
